Is my North Hollywood lot big enough for an ADU?
Almost always. There is no minimum lot size for an ADU under state law 5, and the typical North Hollywood house lot has room to spare. We measured every City of Los Angeles single-family parcel in the three ZIPs on the LA County Assessor's parcel map 1:
- 91605: 6,072 house lots, median 6,754 sq ft, half of them between 6,202 and 7,649 sq ft.
- 91606: 4,695 house lots, median 6,750 sq ft, half between 6,099 and 7,306 sq ft.
- 91601: 2,559 house lots, median 6,747 sq ft, half between 6,071 and 7,425 sq ft.

North Hollywood is flat Valley floor. In 91605, none of the single-family parcels touched the city's Very High Fire Hazard Severity Zone map layer we checked 1. That layer was last edited in 2019, so confirm your own parcel on ZIMAS 13.
Are my neighbors in 91601, 91605 and 91606 actually getting ADU permits?
Yes, a lot of them. From January 1, 2025 through October 3, 2026, LADBS issued 252 ADU and JADU building permits in 91606, 245 in 91605 and 163 in 91601 3. Year-by-year counts for every Valley ZIP are in How many ADUs are being built in the San Fernando Valley.
What that guide does not show is the zoning behind the permits. We matched each permit to the zone LADBS recorded for the lot 3:
- 91606: 211 of 252 permits were on R1 lots and 31 on RD lots.
- 91605: 180 were on R1 lots, 39 on RS, RE or RA lots, and 11 on RD lots.
- 91601: only 73 of 163 were on R1 lots. Another 59 were on RD lots, 3 on R2, and 28 in R3, R4 or commercial zones.
In all three ZIPs, the largest group was alteration permits, the kind used when an existing building or room becomes the ADU: 122 in 91606, 106 in 91605 and 87 in 91601 3. These are permit counts, not finished homes, and one project can carry more than one permit.
My lot is zoned RD or R2, or it already has a duplex. Can I still add an ADU?
Yes. In Los Angeles, ADUs are permitted in every area zoned for single-family or multifamily homes, as long as there is an existing or proposed home on the lot 9. What changes is which menu you order from.
- A house on an RD or R2 lot. You use the single-family options: a converted space, a JADU and a new detached unit of up to 800 sq ft 49. In 91601, 160 of the 163 recent ADU permits were filed against a one- or two-family dwelling, not an apartment building 3.
- A duplex, triplex or apartment building. For state ADU law, two or more attached units on one lot is a multifamily dwelling 6. You can convert space that is not lived in, such as storage rooms, attics, basements or garages, into at least one ADU and up to 25 percent of the existing units 7. You can also add up to eight detached ADUs, but no more than the number of existing units on the lot, with 4-foot side and rear setbacks 8.
- A house and a multifamily building on the same lot. You pick either the single-family options or the multifamily options, not both 10.
This matters in North Hollywood because so many lots are not single houses. The Assessor classes 1,643 City of LA parcels in 91601 as two-or-more-unit residential, against 2,559 single-family house lots. Both are allowed, and the permit counts above suggest many North Hollywood owners start with what is already standing. State law allows detached garages and other existing accessory structures to become ADUs 14, and no setback is required for an ADU built inside an existing structure or rebuilt in the same place to the same size 15.
The question that decides a conversion is whether the garage was legal to begin with. Do I need parking, and does being near the Metro station help?
Most North Hollywood lots will not need a parking space for the ADU. The city cannot impose parking standards on an ADU within one-half mile walking distance of public transit 11, and LA City Planning reads public transit to include any fixed-route bus or train stop 12. Many North Hollywood blocks have a bus stop within that distance, but check yours.
Height is a different test. A detached ADU can go from 16 to 18 feet when it is within a half-mile walk of a major transit stop or a high-quality transit corridor 16, and the city says those require a bus line with 15-minute peak headways 12. What usually stops an ADU in North Hollywood?
Usually not space, slope or fire. On flat lots like these, the hard questions are utilities, easements and the paperwork on what is already built.
- Sewer: how far the main is and where your lateral runs. See the 200-foot sewer rule.

LADBS also lists the departments that must clear a project and warns that some can take months 17. On a multifamily lot, expect more of these questions, not fewer, because there are more existing units and connections.
What should I check first, and in what order?
Start with the free lookups and work toward the expensive ones.
- Zone and history: pull up your address on ZIMAS for the zone, any overlays, and the building permit history 13.
- What is on the lot: one house, a house and a back unit, or an attached duplex or apartment building. That decides which ADU options apply 610.
- Garage: whether it was permitted, if you plan to convert it.
- Transit: the walking distance to the nearest bus or train stop, for parking and height 1112.
- Utilities and easements: sewer, panel, water meter and any LADWP easement, before anyone draws plans.
This is the kind of thing a lot check settles in one pass, before you spend money on plans for a lot that has a problem.
