Do you need a parking space for an ADU in Los Angeles?

Often you do not. State law caps ADU parking at one space per unit or per bedroom, whichever is less 1, and bans any parking requirement for an ADU within half a mile walking distance of public transit 2. If you convert or tear down your garage for the ADU, the city cannot make you replace those spaces 4.

Does an ADU in Los Angeles need its own parking space?

Sometimes, and never more than one. State law says ADU parking cannot exceed one space per ADU or per bedroom, whichever is less, and that the space can be tandem on a driveway 1. The state's ADU handbook adds that guest parking cannot be required for an ADU under any circumstances 6.

Los Angeles uses that one space as its starting point, and then the exemptions do most of the work. State law bars any parking standard for an ADU in these six cases 2:

  1. The ADU is within one-half mile walking distance of public transit.
  2. The ADU is in an architecturally and historically significant historic district.
  3. The ADU is part of the existing or proposed main house or an accessory structure, such as a garage.
  4. On-street parking permits are required but not offered to the ADU's tenant.
  5. A car share vehicle is located within one block of the ADU.
  6. The ADU permit is filed together with a permit for a new house or apartment building on the same lot.

If any one of them fits your lot, the parking question is closed. The rest of this guide is about how to tell.

How do I know if my house is within half a mile of transit?

Measure the walk, not the radius. City Planning says walking distance is the shortest route on public streets and sidewalks from a transit stop to the closest point on your lot, as shown by a mapping tool such as Google Maps 9. A stop that is half a mile away as the crow flies can be farther on foot if the streets do not connect.

The good news is that almost any bus stop counts. State law defines public transit as a place, including a bus stop or train station, where the public can board transportation that charges set fares and runs on fixed routes 3. City Planning reads the parking exemption as covering any fixed route bus or train stop 10. You do not need a Metro rail station or a frequent bus line for parking.

Here is how to check your own lot in Reseda, Granada Hills, Pacoima or anywhere else in the city:

  1. Open Google Maps and find the nearest bus stop on any fixed route line.
  2. Ask for walking directions from that stop to the nearest corner of your lot, not to your front door.
  3. If the route is half a mile or less, save or print that map. City Planning says a Google Map or similar map showing the walking distance may be submitted for the parking exemption 11.

Do not confuse this with the height rule. The extra ADU height near transit uses a stricter test, a major transit stop or a high quality transit corridor with a bus every 15 minutes at peak hours 10. A lot can pass the parking test and fail the height test. More in How tall can an ADU be in LA?

If I convert my garage into an ADU, do I have to replace the parking?

No. When a garage, carport, covered parking structure or uncovered parking space is demolished for an ADU or converted to one, state law says the city cannot require those spaces to be replaced 4. As of October 2026, that includes uncovered spaces, such as a slab pad beside the driveway; the state handbook lists that as one of the recent changes to ADU law 8.

A conversion also usually avoids the ADU's own space, because an ADU inside an existing accessory structure is one of the six exemptions 2. So a straight garage conversion typically needs no new parking at all.

What if my garage conversion adds space, or I build a new backyard house?

This is where parking can come back. City Planning says parking is not required for an ADU created inside an existing house or existing accessory structure, but it may be required if the ADU grows past the existing structure's square footage, and for a newly built detached ADU 12. In those cases the one space applies unless another exemption fits, such as the half-mile transit rule 2.

There is one more way out. State law requires cities to approve one detached, new construction ADU of up to 800 square feet of livable space with four-foot side and rear setbacks on a lot with a single-family home 17. The state handbook calls these "66323 Units" and says cities may not impose parking requirements on them 7. City Planning adds that ADUs built this way do not have to replace parking they remove 14. If I do need a parking space, where can it go?

It can usually go on the driveway you already have. State law lets the ADU space be tandem parking on a driveway, meaning one car parked behind another 1. It also says ADU parking must be allowed in setback areas or as tandem parking unless the city makes specific findings that it is not feasible because of site, topography, or fire and life safety conditions 20.

In practice, a lot with a long driveway often already has room for the one space, without paving anything new. The other exemptions are worth a second look too. City Planning says that for the car share exemption, the applicant provides the pick-up and drop-off locations and the city verifies them online 16.

What will LADBS plan check ask me to show about parking?

Plan check will want to see the parking you have now. The LADBS ADU correction sheet asks for the certificates of occupancy and building permits, with plot plan, showing the legal existing uses and parking spaces for all existing buildings on the lot 18.

The current correction list, revised October 2025, requires one parking space for an ADU unless one of the exemptions applies, starting with half a mile walking distance from a bus or rail stop, a car share location within one block, a historic district or HPOZ (Historic Preservation Overlay Zone), and an ADU fully inside an existing or proposed house or existing accessory structure 19. Its list matches the six exemptions in state law 2. If a reviewer marks the parking item, point to the exemption that fits your lot and bring the walking-distance map.

Knowing which exemption your lot falls under before you pay for plans is the kind of thing a lot check settles.
