Does California law require fire sprinklers in an ADU?
No, not on its own. The state's building code requires an automatic fire sprinkler system in one- and two-family dwellings 4, but ADU law carves ADUs out of that rule. Government Code section 66314 says ADUs shall not be required to provide fire sprinklers if they are not required for the primary residence, and that building an ADU shall not trigger sprinklers in the existing house 1.
So the question is never really about the ADU. It is about the main house. If the house is not required to have sprinklers, the backyard house is not either, whether it is a new detached unit, an attached addition or a garage conversion. My house was built in the 1950s. Was it required to have sprinklers?
Almost certainly not. The state housing department gives exactly this example: a detached single-family home designed and built decades ago would not have been required to have fire sprinklers under the building code of its time 2. California's residential code began requiring sprinklers in new one- and two-family homes on January 1, 2011 7.
Most houses in Reseda, Van Nuys, North Hollywood, Pacoima and the rest of the Valley were built long before that, so for most Valley lots the state rule means no sprinklers in the ADU. A house built new under the 2011 code or later is the one to check, because it was likely built with them.
What if my house already has sprinklers, or I am remodeling it?
Then plan on sprinklers in the ADU. The LADBS ADU correction sheet says a sprinkler system shall be required for the ADU if the existing dwelling has one 9. The State Fire Marshal said the same in its 2017 bulletin on ADUs 21.
A big remodel can also change the answer. The state handbook says that if the main house recently underwent a significant alteration and is now required to have sprinklers, any ADU created after that must have them too 3. LADBS spells out the Los Angeles version in its current ADU bulletin: sprinklers are required if major remodeling of the house is done along with the ADU, such as alterations within any one-year period that exceed 50% of the replacement cost of the existing house, not counting the ADU itself 8.
That 50% line is worth knowing before you combine a backyard house with a kitchen and bath remodel in the main house. Splitting the work or keeping the remodel modest can keep the house, and so the ADU, out of the sprinkler requirement.

Two cases come up often. The first is a new house. Sprinklers are required in all new homes, including those built with an ADU 5. City Planning adds that an ADU must be sprinklered when a proposed primary dwelling on the lot requires them, such as in an SB 9 two-unit project, even if other houses on the lot have none 10.
The second is distance from the street. LADBS requires fire lane access for new construction where any part of the building is 150 feet from the edge of an improved street or approved fire lane, on projects valued at $50,000 or more, with a clearance from the Fire Department's Hydrants and Access Unit 11. The State Fire Marshal notes that new detached ADUs must meet fire protection standards such as water supply and fire department access, and that sprinklers give owners different ways to comply with them 6. In plain terms, on a deep Valley lot, sprinklers can become the way a backyard house at the back of the lot meets the Fire Department's access rules.
What the permits show. We counted new ADU building permits issued in 35 San Fernando Valley ZIPs since 2020 whose work description calls for fire sprinklers. It was 1,066 of 4,986 permits overall, rising from 14% in 2020 to 27% in 2025 and 34% so far in 2026 12. A few descriptions say the sprinklers were required by the Fire Department 12. These are permits, not units, and a description can leave sprinklers out, so treat the share as a floor.

Can sprinklers help my ADU even when they are not required?
Yes, mainly by moving the fire-rated walls. In the LADBS bulletin, a sprinklered building's wall facing a property line must be 1-hour rated with no openings only when it is less than 3 feet from the line, and at 3 feet or more it needs no rating and can have unlimited windows 13. Without sprinklers, a wall between 3 and 5 feet from the line must be 1-hour rated with openings limited to 25% 16.
The same trade shows up between the ADU and the house. With sprinklers, a wall facing another building is 1-hour rated with no openings only when the two are less than 6 feet apart 14. Without them, a wall 8 to under 10 feet from another building must be rated with openings limited to 25%, and only at 10 feet or more is it free 15.
On a narrow Valley lot, those few feet can decide whether a two-bedroom plan fits. Our setbacks guide covers the 4-foot zoning setbacks these rules sit on top of.
If my ADU needs sprinklers, what does that involve in LA?
It is its own permit and its own plan check. The LADBS ADU correction sheet lists the fire sprinkler system among the items that need a separate application and says the system must be approved by the Mechanical Division before it is installed 17. LADBS reviews residential systems against NFPA 13D, the standard for one- and two-family dwellings, and its correction sheet starts from sprinklers in every room 19.
The water line is the part owners miss. The same correction sheet says the minimum meter size shall be based on the system's design flow 18. That can mean a bigger meter or a new service from LADWP, which our LADWP water meter guide prices out. Ask for the sprinkler designer's flow number before you assume your existing meter will do.
How do I find out where my lot stands before I pay for plans?
Answer four questions, in this order:
- Does the house have sprinklers now? Look for sprinkler heads in the ceilings. If you see none, check the house's permit history; our garage permit guide shows how to pull records.
- Was the house built new in 2011 or later? If so, it was likely required to have them 7.
- Are you remodeling the house at the same time? Compare the house work to the 50% replacement-cost line LADBS uses 8.
- How far back does the ADU sit? Measure from the edge of the street to the farthest corner of the planned unit. At 150 feet, the Fire Department's access review comes in 11.
If all four answers are no, state law keeps sprinklers off your ADU 120. Pulling those four answers together for one address is the kind of thing a lot check settles.
